TEMESCAL STREET FAIR 2005 was a big hit!
TEMESCAL STREET FAIR 2006 was EVEN BIGGER!

CIVIQ,the 67-unit mixed-use development proposed for Telegraph and 51st Street, was unanimously approved by the Planning Commission on January 18.

All of us developing the project have lived and worked in the neighborhood for many years. We initially designed the project to meet community values developed six years ago for the former site of the Pussycat Theater, including:
• Community Participation – held over 20 meetings and provided full public disclosure
of plans.
• Mixed-Use; Encourage Diversity; Gathering Place – retail space at 51st &&Telegraph;
wide range of unit types from studios to three bedrooms; two new public plazas.
• Including the Children ’s Hospital lot.
• Recognize Temescal Creek in Design – the plaza at 51st and Telegraph will recognize
Temescal Creek.
• High Architectural Quality – significant design and high quality of materials.
• “Meet the Street ” Design; Bicycle and Pedestrian Friendly – all street--level units accessible from the street, on-site bicycle parking, entire design encourages walking.
• Conforms to Zoning – project complies with General Plan.
